Entitlement & Rezoning Strategy: The site required rezoning to accommodate a healthcare use.  Leo Brown Group led the entitlement process, coordinating with municipal stakeholders to secure zoning approvals and align the development with local planning objectives—establishing a critical foundation for project feasibility.

State Regulatory Approval: In parallel, the project successfully navigated Illinois’ health facility approval process, securing a Certificate of Need for a 96-bed facility and establishing a clear path to financing and construction.

Purpose-Built Design: The facility was designed to translate Ignite’s “LuxeRehab” model into a highly functional building, incorporating therapy-forward layouts, multiple dining venues, resident lounges, wellness amenities, and outdoor rehabilitation spaces.
